Terms & Conditions

In these Terms and Conditions ''you'' means the person making the holiday let booking

​

These terms and conditions form the basis of the contract between you and the owners of Seagulls (acting through Mrs Sarah Ling as their agent). The contract does not create a tenancy, but is merely the grant of a licence to you and your guests to occupy Seagulls for the agreed holiday let period.

Payment for your Seagulls holiday let

​

All payments must be made by bank transfer as instructed by Mrs Sarah Ling.

​

A non-refundable deposit equal to 20% of the agreed price for the holiday let must be paid within 3 days of the booking being confirmed by Mrs Sarah Ling.

​

The balance of the agreed price for the holiday let must be paid, together with a security damages deposit of €250, at least 8 weeks before the first day of the holiday let. An email must be sent to Mrs Sarah Ling confirming this.

​

For holidays booked less than 8 weeks before the first day of the holiday let, the full amount of the agreed price for the holiday let, together with a security damages deposit of £250, must be paid when the booking is made. An email must be sent to Mrs Sarah Ling confirming this.

​

An extra amount is charged for dogs at £25 per dog per week or part of a week. This must be paid at the same time as you pay the balance, or the full amount, of the agreed holiday let price (as the case may be).

​

If any payments are not made on the due date your booking may be cancelled.

​

Damages deposit

​

The damages deposit will be returned to you by bank transfer within a few days after the last day of your holiday let, provided that there has been no damage to Seagulls and its contents and that you have confirmed by email to Mrs Sarah Ling that no such damage has occurred, giving your bank details.

Please email a report if any damage has been done.

Details of occupancy

​

The guests staying at Seagulls must be as specified in the booking. No-one other than yourself and the guests you have named are allowed to occupy Seagulls at any time during the period of your holiday let.

​

The owners and their agents reserve the right of access to Seagulls as may be reasonably required during the holiday let period.

​

Occupancy is allowed from 4 30 pm on the first day of the agreed holiday let period until 10 00 am on the last day of that period.

​

No smoking is allowed in Seagulls.

​

There is currently no electric vehicle charging facility available at Seagulls. The use of the house electricity supply for charging electric vehicles is not allowed. 

​

You and the guests must ensure that during the agreed holiday let Seagulls, its contents and gardens are kept in the same condition as at the beginning of the holiday let, and must leave Seagulls and its contents clean and tidy.

​

You will be liable to pay for any damages to Seagulls or its contents suffered during your holiday let

period.

​

You and your guests occupy and use Seagulls entirely at their own risk, and the owners will not be liable for any damage or loss suffered by you or your guests in respect of their occupation or use of Seagulls howsoever caused.

​

Dogs

​

Dogs are welcome, up to a maximum of three, but are not allowed in the bedrooms, or on furniture. Dogs must not be left unattended in Seagulls at any time.

​

Cancellation of booking by you

​

If you cancel your booking more than eight weeks before the start date of your holiday let, you will not receive back your deposit, but you will receive back any other payments you may have made.

​

If you cancel within eight weeks of the start date of your holiday let but at least two weeks before that date, you will be entitled to a refund of any payments you have made except for the deposit, but only if the owners manage to let Seagulls for the period of the cancelled holiday let for substantially the same (or higher) price as agreed with you. If the property is let to others for that period at a rate less than the price as agreed with you, you will receive back an appropriate proportion of any payments you have made, but not the deposit.

If you cancel within two weeks of the start date of your holiday let you will not receive back any payments you have made.

​

You may wish to take out insurance to cover any payments you have made which are irrecoverable under these Terms and Conditions and for any losses, damages, costs and expenses suffered by you resulting from or in connection with the cancellation of your holiday booking by you or the owners.

Cancellation of booking, or changes or alterations, by owners

​

The owners of Seagulls will not be liable for any cancellation of your holiday let or changes or alterations in or affecting your holiday let or for any resulting or consequential losses, damages, costs or expenses suffered by you where such cancellation, or changes or alterations are due to events or circumstances beyond the owners' reasonable control, for example, flooding, fire, severe weather damage, power cuts, breakdown in appliances. You will receive back an appropriate amount of the payments you have made for your holiday let depending on the exact circumstances, but no other monies will be payable by the owners.
